Renting Homes Act 2023 – All you need to know
If you are a landlord in Wales, the renting homes act will be no surprise. It was passed in 2016 originally but was delayed for several reasons. Still, it finally came into force during the beginning of December for new tenants with being rolled out to existing tenancies from 2023 in June. Under this guide, you can find the main changes that you need to be aware of.
What do you mean by renting homes?
It is new legislation that is considered to be a huge shake-up in the housing law of Wales. The government has suggested that it will simplify and improve the process for tenants and landlords. However, the new law applies to social and private landlords and will require landlords to make significant changes to the contacts. It will also make significant changes to property maintenance and communication while tenants are granted better succession rights.
When does this law come into force?
The legislation is already in place for new tenancies and becomes law on the 1st of December, but for existing tenancies, the legislation will start on the 1st of June, 2023.
What changes do you need to make?
There would be three main changes that will affect the property landlords in Welsh, and they would be as follows
- The type of contract which is required
- How the rental property would be maintained
- how landlords will correspond with the tenants.
You need to complete the occupation contract.
This will replace the standard tenancy agreement, and there will be two types and occupation contracts, including secure and standard. The type you need will depend on whether you are a private or a community landlord. The government has also outlined four-term types that would be featured in the new contract, which includes the key matters, including tenant and contact information, while fundamental terms covering all the essential elements like repair and possession procedures and supplementary terms, which is more to day-to-day matters and additional terms like agreed matters.
The contract would be given to all the tenants like hard popular electronically, but it would be done within just 14 days for new tenancies. Landlords with current tenants will just have six months to issue the contract.

Under situations where the tenant has breached the contract, the landlord would need to give a minimum of one month’s notice term.
But in case of no-fault notice, landlords would be required to give at least six months’ notice. It is also important to know that you will be able to give this notice if you are compliant with some rules and regulations.
